Senior Development Surveyor

Salary: GBP60,000 - GBP65,000

* To create and manage budgets whilst forecasting and minimising risk
* To competitively procure and manage all subcontract aspects of a development
* To collaborate with other departments to provide input, advice and ensure developments are value engineered wherever possible
* To generate, review and maintain payments to subcontractors as required


* At least 5 years' experience as a surveyor within residential construction
* Established good working relationships with a wide range of subcontractors
* Good organisational skills, and the ability to manage multiple tasks to a high degree of quality and accuracy
* Excellent communication skills with both internal and external customers
* Excellent negotiation skills
* Ideally the candidate should have experience of 'extra care' block construction, but not essential
* Driving licence essential

* Prepare tender enquiry lists and packages, including scopes of works
* Procure subcontract packages to specification and budget, ensuring all bids are fully compliant and on a 'like-for-like' basis
* Negotiate best value whilst maintaining expected levels of quality and workmanship
* Follow Group procurement procedures
* Work with the Technical Department to value engineer the development where possible and reduce build cost
* Work with the Production Department during procurement and throughout the build process to ensure smooth construction and swift conflict resolution
* Work with the Sales Department to provide costs for additional works as requested by purchasers with due reference to the state of construction of the plot
* To review, manage and minimise dayworks, variations and other non-productive costs
* Settlement of final accounts for each trade
* Provide accurate cost data for future site viabilities and budgets
* Create and maintain mutually beneficial working relationships with subcontractors through regular liaison, teamwork and information sharing
* Maintain an accurate and stable build cost base
* Forecast and mitigate cost risk
* Accurately forecast cash flow and work in progress
* Generate accurate payments in a timely manner in accordance with authorisation levels and commercial procedures
* Liaison with Registered Providers
* Report on cost movements and budgets as required
* Comply with and promote Group procedures and Vision statements surrounding sustainability, ethics, etc.
* Keep abreast of latest construction methods and technological developments and establish potential for trials
* Monitor and feedback on subcontractor performance
* Preparing reports and correspondence as required
* Ensuring tasks delegated by the Senior Commercial Manager are completed on time and to the required standard and accuracy
* Additional tasks as reasonably required from time to time
